LEASE CONDITIONS
Lease term
12 months – 36 months.
More flexible terms to be discussed.
Termination and notice period
Termination of the lease is done by serving notice from lessee to lessor or by lessor to lessee at the end of a lease period taking into account a notice period of 6 months.
Delivery Date
1st June 2024.
Adjustment of rent
Annually, in accordance with ‘Centraal Bureau voor de Statistiek’ price index figure for family consumption, series of employee families (2015=100), for the first time 1 (one) year after the commencement date of the lease.
Service charges and supplies and services
The rent is including service charges consisting of
- costs of supply and consumption of electricity, heating and water
- costs of maintenance and periodic inspections of the building installations
- Cleaning of the common areas of the building
- Providing waste disposal
- Small maintenance in the common area of the building
Payment
Quarterly in advance.
Deposit
A deposit for an amount of 3 monhts’ rent including service charges and VAT.
Lease agreement:
The lease shall be a sublease agreement. This agreement and all relevant will be based on a standard ROZ lease agreement model 2015 (Dutch version), including the general conditions.
VAT:
Lessee is VAT-liable. VAT will be due over the rent and service charges. Lessee declares that at least 90% VAT-taxable activities will take place in the leased space.
